- Credit: the VA has no minimum score; lenders often look for about 580–620+, but each lender sets its own requirements. VA purchase loan requirements.

Entitlement basics
Entitlement is the VA guaranty available to support your loan, not a cash payment to you. Full entitlement removes the VA’s loan limit, but it does not remove lender approval or appraisal requirements. With a VA loan already outstanding, ask the lender to calculate remaining entitlement before you shop. VA entitlement and loan limits.
VA appraisal & Minimum Property Requirements
The appraisal evaluates value and the VA’s standards for a safe, sound and sanitary home. It is not a detailed inspection or a warranty. Order an independent inspection, review major systems and negotiate any required repairs before closing. Read the VA Lenders Handbook.
Seller concessions & closing costs
Normal closing costs and seller concessions are different categories. The VA’s 4% concession cap does not cap all seller-paid normal closing costs. Your offer should state the requested contribution clearly, and your lender must confirm what is allowed. For a purchase loan, only the VA funding fee can be added to the loan; other costs need another payment arrangement. VA funding fee and closing cost rules.
New construction incentives
Compare a builder’s incentive with the full price, rate, fees and construction schedule. A credit tied to a preferred lender is not automatically the best deal. Ask about completion dates, inspections, warranties and what happens if construction misses your PCS timeline. VA purchase loan options.
Texas Veterans Land Board
Texas veterans may also want to compare programs through the Texas Veterans Land Board. It is separate from the federal VA benefit, with its own eligibility and terms. Confirm current options directly with the Texas General Land Office and your lender.
Mistakes to avoid
- Shopping before a lender verifies your entitlement and budget.
- Treating an appraisal as a substitute for an inspection.
- Opening new credit, changing jobs or moving funds without discussing it with your lender.
- Ignoring taxes, insurance, HOA fees and maintenance when comparing monthly payments.
- Assuming builder completion dates or gate schedules cannot change.
Frequently asked questions
Do I need a down payment with a VA loan?
With full entitlement, a VA loan can require $0 down and has no VA loan limit. Your lender still has to approve the amount based on your income and credit.
What credit score do I need for a VA loan?
The VA does not set a minimum credit score. Most lenders look for roughly 580–620 or higher, so requirements vary by lender.
Who is exempt from the VA funding fee?
Veterans receiving VA disability compensation are generally exempt, along with some other groups. If your rating is pending at closing, you may qualify for a refund later. Confirm on VA.gov.
Can the seller pay my closing costs on a VA loan?
Yes. Normal seller-paid closing costs are separate from concessions, which are capped at 4% of the home's established reasonable value. Concessions can include paying the funding fee or certain debts. Confirm the details with your lender and VA.gov.
Can I use my VA loan more than once?
Yes. VA entitlement is reusable. Once a VA loan is paid off (and in some cases even while one is open), you can use your benefit again.
How do I get my COE?
Request your Certificate of Eligibility through VA.gov or ask your lender to help. Your service record determines which documents are needed.
Does a VA appraisal replace a home inspection?
No. The appraisal checks value and Minimum Property Requirements. An independent home inspection gives you a more detailed view of the condition.
Can I buy an investment property with a VA purchase loan?
VA purchase loans are for a primary residence, not a vacation home or a property bought solely as an investment. Ask your lender about occupancy requirements for your situation.
Can I use a VA loan for new construction?
VA financing can be used for an eligible new home. Builder, property and lender requirements still apply. Compare incentives against the full loan estimate.
What if I still have a VA loan on another home?
Remaining entitlement may allow another purchase, but a down payment can be required. A VA-approved lender must calculate your entitlement and qualifying budget.
Can a pending disability claim change my funding fee?
A later compensation award may support a funding fee refund if the effective date qualifies. Keep your records and ask your lender or VA about the refund process.
What does residual income mean?
It is money left for everyday living expenses after major monthly obligations. The VA evaluates it along with debt-to-income, household size and region.
