Closing costs and concessions are different

A VA loan can reduce your down payment requirement, but it does not remove every closing cost. Ask your lender for a written estimate of fees, prepaid taxes, insurance and any funding fee before deciding how much cash you need.

Normal seller-paid closing costs are separate from seller concessions. The VA's concession cap is 4% of the home's established reasonable value; it is not a cap on every normal closing cost the seller may pay. Confirm the current rules on VA.gov.

Put the request in your offer

Talk with your lender and LeeRoy before writing an offer. A seller contribution needs to be clear in the contract, fit your loan requirements and make sense alongside the price and other terms. A seller can negotiate or decline it.

Compare the whole transaction

Look at your cash to close, monthly payment and inspection findings together. A credit is not a substitute for understanding the home or the loan. Start with the VA Home Loan Guide and Killeen neighborhood guide.
